The sidewalk along the 77th street side of our house is lifted in several places by tree roots. The City arborist looked at it and said this: "With a 9ft wide planting strip, and a 6ft wide sidewalk, there is a lot of room to work with. Our home is on a slope; when we bought the house 22+ years ago, there was a small crack in the uphill side of the foundation that allowed water into the basement in exceptionally heavy rains. It's manageable but I'm concerned about the water pressure on the uphill side of the house causing worse problems in the future. I am on the Homeowners Board of a large (90+ units) condo in North Seattle. This project would involve the raising of 3 adjacent slabs that have sunken forming a low spot that collects water in every rain. A chain link fence runs along one side of the slabs and it now has a 3 inch dip in it due to the slabs sinking. Each of the slabs is about 10 feet X 10 feet in size. The slabs are original to the 1969 construction of our buildings. They are located about 5 feet from our pool and in an interior courtyard, closest truck access is about 100 feet away. I am in the process of buying a home with the desire to finish the basement. I am currently shopping quotes to lower the basement. As is, it is a 500 sqft basement and I would want to lower roughly 450 sqft with a combination of bencing and underpinning. Swim pool built into a slope in 1960 and has during the last 15 years begun to sink on the deep end. Total drop is about 4" to 5". Pool is 60% under ground with the deep end wall exposed. The deep end wall is supported by a concrete counter fort under a diving board. We are looking at stopping the settlement and if possible lifting the pool/counter fort. I have a 100 year old concrete front porch, 8' x 30', held up with looks to be poured concrete walls and a brick façade. There are .5' to 3' feet of space underneath it to the bare ground below. The timbers that were used to hold up the structure while pouring the concrete are still in there. There is currently no access to this space, only a tiny vent hole and floor joists that cantilever over the space in the basement. Making it a little more challenging is that there are a few square feet of living space above. I've talked to a few contractors about the structural integrity of the porch and what to do about the rotting timbers below, and one option that has been proposed is filling the void. I have no idea how much this would cost. A brief phone conversation and back of the envelope estimate would be very helpful.

In foundation of home (1914 Craftsman that was completely gutted and rebuilt in 2008), there is a verticle crack. I cannot tell how serious this is and if it needs to be addressed. When I bought the home, there was also a blue paint like substance over the foundation that is now fading - curious if this is a water proofing that needs to be redone.

We just had our garage drywalled out and a new door put in leading into the house. We noticed a 1/4" crack through the front of the house foundation (in a split level the foundation in front is only about 2' high). Our contractor had a hard time putting in the door, we checked and you can visually see, and verify with a level, that the housse is leaning forward, so it's sinking in the front. We'd like to figure out if it can be stopped, fixed, or how big of an issue it is. We moved into the house about a year ago.

Hi I have a section of wall in my basement which is made of unfilled cinderblocks. It looks like it may have been for a remodel or something. The blocks look solid but there is some water leakage during a hard rain. I will be doing a engineered seismic retrofit in the area. The engineers says the block are ok in place. The retrofit will cover the section of cinderblock. I would like make the area as waterproof as possible and, if practical, fill the blocks with grout before the area is covered. I have just moved out of a house where I lived for 19 years and I am getting it ready for resale. The house is partially on a poured concrete foundation (some of which is a basement, some of which is a perimeter wall around a crawlspace) and partially on posts on concrete block piers. The house has settled during my ownership and I would like to have the foundation looked at with an eye toward either just shoring it up and replacing some posts and piers (and likely some skirting) or possibly pouring a complete concrete footing around the perimeter. I am also wondering whether it might benefit from having some posts installed toward the center to hold up some areas of the floor, in particular one spot where a joist is partially cut through to accommodate a toilet drain and partially rotted through (due to the toilet once having had a persistent leak problem). I am self-employed and live and work within five minutes of this house, so can be available for an inspection pretty much at any time that is convenient to you.
