Causes of Foundation Heave

Your home and foundation are constantly enduring the pressures exerted by the surrounding soils. When the underlying soils expand or swell, they can push your concrete slabs or foundation upward, causing foundation upheaval. That is happening beneath your foundation, as well.

Soil can expand and swell for several reasons, all of which have to do with water. Expansive soils like clay shrink when dry, exerting less pressure. However, when the moisture content is added, clay can expand dramatically. When soil gets wet while temperatures are low, that moisture can freeze. And when water freezes, it expands about 9% in volume. Plumbing leaks are another cause.

Broken plumbing lines will send water directly into the soil, causing underlying soil to expand. Heavy rains combined with insufficient drainage can also deposit a great deal of water into the soil.
